About this home

noir by david cliff - IF EVER A HOME DESERVED A DOUBLE TAKE, ITS THIS ONE

Denby Close is one of our favourite spots in Wokingham. A hidden enclave in a prestigious setting, it offers a tasteful street scene, a wonderful sense of community and a lifestyle that feels a cut above the ordinary. Exceptionally well connected, the location places some of the area's most sought-after schools within easy reach, alongside Wokingham town centre, with its excellent array of shops, cafés, restaurants and everyday amenities. The station is also close by, offering convenient connections towards London, including services via the Elizabeth line.

The close itself has a wonderfully intimate feel, creating a real sense of belonging while retaining the exclusivity that makes this such a desirable place to call home. As for the house itself….. it’s a really attractive family home with plenty of kerb appeal. The red-brick exterior, impressive rooflines and well-balanced design give it real character, while the white windows and smart entrance keep everything looking fresh and timeless. The integral garage sits neatly within the front of the house, with a generous block-paved driveway offering plenty of parking. Mature trees and established planting frame the property nicely, adding a little privacy and making the whole setting feel settled and welcoming.

Step inside and you're welcomed by an impressive entrance hall that immediately sets the tone for the accommodation beyond. Generously proportioned, with a panoramic outlook across much of the ground floor, it creates a wonderful first impression and gives you an instant feel for how well the house flows, with space for family life and entertaining very much at its heart. To the left, the room originally designated as the dining room is a wonderfully versatile space. Its generous proportions and pleasing shape lend themselves to all sorts of uses, whether you envisage a second reception room, a hobby space or somewhere to escape and unwind. Directly opposite, a dedicated home office provides a comfortable and considered space to work, with a little separation from the busier areas of the house. At the far end of the hall, the living room is a lovely place to come together as a family. Dual-aspect windows draw in natural light, while patio doors open directly onto the garden. It's easy to picture evenings spent relaxing on the sofa, catching up on the day or settling down to watch a film. But the real showstopper is the kitchen and dining area. Beautifully designed and bespoke in feel, this is a wonderfully open, contemporary space that has clearly been created with modern family life and entertaining in mind. Floor-to-ceiling sliding doors draw the garden into the room, flooding the space with natural light and creating a seamless connection between inside and out. The kitchen itself is both stylish and practical, with a striking island providing a natural focal point, plenty of worktop space and room for people to gather while food is prepared. The choice of materials and finishes is tasteful and contemporary, giving the whole space a sophisticated yet wonderfully welcoming feel. It's the sort of room where everyday life naturally unfolds, from busy family mornings to relaxed evenings with friends, and where you can easily imagine spending the majority of your time.

A separate utility room sits just off the kitchen, keeping the practicalities neatly tucked away, while a ground-floor cloakroom completes the downstairs accommodation. Heading upstairs, the sense of space continues, with five bedrooms arranged around the first-floor landing, offering superb flexibility for family life, visiting guests or those needing a little extra room to work or unwind.

The principal bedroom is particularly impressive, providing generous proportions alongside a dedicated walk-in wardrobe and its own en-suite facilities. It's a wonderful space to retreat to at the end of the day, with the added benefit of keeping everyday essentials neatly tucked away. Bedroom two is another sizeable double, with its own en-suite shower room, making it ideal for older children or guests who would appreciate a little more independence. Bedrooms three, four and five offer further well-proportioned accommodation, providing plenty of options as family needs change over time. A family bathroom serves the remaining bedrooms, completing a first floor that is both practical and well suited to a busy household. Whether you need comfortable bedrooms for everyone, guest accommodation or the flexibility to create additional dressing or hobby space, there is plenty here to work with.

The garden is another real highlight, offering a wonderful degree of privacy thanks to its position backing onto an area with no neighbouring houses directly behind. It's a lovely setting in which to relax, entertain or simply enjoy a little peace and quiet away from the outside world. Wrapping around the house in an attractive L-shape, the garden has been thoughtfully arranged to make the most of the space. A beautifully laid porcelain patio provides the perfect spot for outdoor dining and summer entertaining, capturing the sunlight beautifully, while the immaculate lawn offers a lovely expanse of greenery without being overly demanding to maintain. There’s also the added benefit of an electric vehicle charging point, making it well suited to modern family life.

An incredible home that is an absolute ‘must see.’ Viewings can be arranged immediately and by appointment only.
