Terms of use
Last updated 8 November 2026
The terms for using uk.roofy.io and your Roofy UK account.
About these terms
These terms apply when you use uk.roofy.io or a Roofy UK account. A Roofy UK account is separate from a Roofy account in the United States: it has its own sign-in, data and membership, and these terms (not the US terms) apply to it.
If you use Roofy UK as a consumer, nothing in these terms takes away your rights under UK consumer law, including the Consumer Rights Act 2015 and the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013.
Your account
You must be 18 or over to open an account. Give accurate details and keep your password private; you are responsible for activity on your account. Tell us at [email protected] if you think someone else has used it.
You can close your account at any time from Settings. We may suspend or close an account that breaks these terms or the law, and we will tell you why unless the law stops us.
Listings and enquiries
Most homes on Roofy UK are supplied by estate agents and shown with the date they were first listed. Availability, prices and details can change, and the agent or owner who listed a home is responsible for it. Check the details with them before you rely on them.
If you list a property, you confirm you are allowed to, that the details (including price, tenure, council tax band and EPC rating where required) are accurate, and that the listing meets the law, including consumer protection and advertising rules and, for lettings, the rules on tenant fees and deposits.
Enquiries you send go to the person or branch that listed the home. Be respectful: no spam, discrimination, harassment or misleading content.
Estate agent branches
A professional can claim an estate agent branch by confirming a one-time code sent to the branch’s listed phone number, or through a review by our team. Only claim a branch you are authorised to act for. We may remove a claim that turns out to be wrong.
Membership and payments
Paid plans are the Roofy Partners report plans, bought and managed on partners.roofy.io with your Roofy UK account. Prices are shown in pounds sterling (GBP) and include VAT where it applies. Before you pay we show the price, what it includes and how often you will be charged.
Monthly plans renew automatically until you cancel. You can cancel at any time from billing on Roofy Partners; the plan then runs to the end of the period you paid for. Pay-as-you-go reports are charged when you use them.
If you are a consumer you have 14 days from purchase to cancel and get a refund. If you ask us to start the membership straight away and use it during those 14 days, we may keep an amount for what you used. This does not affect your other legal rights, for example if the service is not as described.
Using Roofy fairly
Do not copy or scrape Roofy UK at scale, try to get around security or limits, upload anything unlawful or that you have no right to share, or use Roofy UK to send unsolicited marketing.
Data and third-party sources
Sold prices contain HM Land Registry data © Crown copyright and database right, licensed under the Open Government Licence v3.0. Area and postcode data come from public sources such as the Office for National Statistics. Figures are for guidance and are not a valuation.
How we use personal data is explained in our Privacy notice.
Our responsibility to you
We provide Roofy UK with reasonable care and skill. We are not responsible for losses that were not foreseeable, for business losses of business users, or for the acts of agents, owners or other users. We do not limit our liability where it would be unlawful to do so, including for death or personal injury caused by our negligence, or for fraud.
Changes and disputes
We may update these terms; if a change matters to you we will tell you before it applies. If you have a complaint, contact [email protected] and we will try to resolve it. These terms are governed by the law of England and Wales. If you live in Scotland or Northern Ireland you can also bring proceedings in your local courts.
