Renting costs
Caps follow the Tenant Fees Act 2019 (England). Referencing rules vary by agent; Scotland and Wales have their own rules.
Listed by Legg & Co, Kent on Rightmove (original listing). First listed 5 Nov 2026; details checked 7 Nov 2026. Latest change: added on 05/11/2026.
Holding Deposit When the prospective Tenant, Landlord and Legg & Co agree a tenancy, a Subject To Contract Letter will be emailed. Upon receipt the Tenant will be required to pay a Holding Deposit of one week's rent which will be held by Legg & Co. The holding deposit will be taken off the first month's rent at the start of the Tenancy. The prospective Tenant will be asked to complete an application form and return with ID and Proof of address (we will need to see originals). Referencing will include credit scores, income, landlord, Right to Rent check, online searches and possibly other information if required. This is to establish the affordability of the rent and the suitability of the prospective Tenant. Should the prospective Tenant have provided false or misleading information, fail the referencing process, withdraw from the process or fail to return information required, the Holding Deposit will not be returned. Security Deposit A security deposit of five week's rent will be required prior to the start of the Tenancy. This deposit will be lodged in The Deposit Protection Service Custodial Scheme. Payment of rent The first instalment of rent must be paid in cleared funds when you sign the tenancy agreement. Thereafter, rent is payable by standing order (unless agreed otherwise) to arrive on the due date as stated in the tenancy agreement. This means that the standing order must be set up so that the funds leave your account three days before the rent is due. The full rent must be paid by a single standing order; we are unable to accept multiple standing orders. Late Rent If the rent payment is late by more than 14 days a fee of 3% over Bank of England Base rate may be charged for each day that the rent has been outstanding. Lost Key Should a key or equivalent security device be lost, we may charge for the cost of the item as well as reasonable costs for replacement. Breach of Contract Should the Tenant breach the terms of the Contract, we may seek to recover costs that may result to put the Landlord back in the position that they would have been in should the contract not have been breached. Changes to a Tenancy Should the Tenant request an alteration to the Tenancy Agreement during the Tenancy, this will be charged at £50.00 including VAT VAT All charges levied by Legg & Co are subject to VAT at the prevailing rate of 20%. Please note that lettings agents are required by law to publish on their websites information for potential tenants about relevant fees, redress schemes and client money protection schemes (including the names of those schemes). Relevant fees must also be published on third party websites, such as Rightmove. For properties to rent in England and Wales, details of the agent's membership of any redress scheme and client money protection scheme must also be published with their fees on Rightmove. It is the agent's responsibility to ensure that all relevant information is provided to Rightmove and is up to date and accurate. If the relevant information does not appear here, the agent may have included it within the property description.
