Valentine Drive, Weir Hill Gardens, Shrewsbury

Listed 3 days ago · Shrewsbury
This is town living with the countryside on your doorstep. Within minutes of the front door you're on the Rea Brook, a small river that winds through 5km of nature reserve. Its footpaths are there for dog walks, bike rides with the children or clearing your head after work, and the town centre and station are still only a 15 to 20 minute walk away.
Back home, the garden room is where everything happens. With a solid tiled roof, rooflights and central heating, it's a playroom on Saturday and an office on Monday, and sliding doors join it to the kitchen so nobody is shut away in another room. Two of the three bedrooms are doubles with built-in wardrobes. Outside there's a patio for barbecues, a corner plot front garden full of colour and a driveway down to the garage.
Full Description Ground Floor The front door opens onto a small entrance area, turn left into the living room, which runs the full depth of the house at 4.60m. Windows on two sides keep it bright through the day, and once the curtains are drawn it's the place to put your feet up. A fireplace surround gives the sofa something to face.
Turn right and you're in the kitchen, where most of the day happens. White gloss units, wood-effect worktops and a mosaic splashback keep it fresh. There's a built-in oven, a gas hob with a chimney extractor, and space for a washing machine, a dishwasher and a tall fridge freezer. The deep navy wall frames the dining area, which has room for a six-seater table for Sunday roasts and homework.
Through the sliding doors is the garden room. Light comes in from three glazed sides and two rooflights. The solid tiled roof keeps it comfortable in July and the radiators keep it warm in January, so it stays useful all year. Currently used as a playroom and workspace. It would make an equally good dining room, snug or hobby room. On warm days the French doors open straight onto the patio.
First Floor Upstairs, the landing has a window and leads to all three bedrooms and the bathroom. Bedrooms one and two are both doubles with built-in double wardrobes, so your floor space goes on the bed rather than on extra furniture. Bedroom three is a home office right now. Swap the desk for a cot and it's a nursery, or make it a child's room or a dressing room.
The bathroom has a white suite: a shaped bath with a shower and glass screen, basin, & WC. It's tiled floor to ceiling around the bath, and the window is obscured glass.
Heating and Utilities Triple glazing and a 2024 combi boiler help give the house an EPC rating of C. The combi means hot water on demand and no tank taking up a cupboard. Mains gas, electricity, water and drainage are connected, and Virgin fibre broadband is ready for video calls and streaming.
Outside The rear garden is built for long summer evenings. A wide circular patio has space for a dining set, a barbecue and plenty of pots, and the lawn beyond has room for a trampoline and a bench. A brick-built outbuilding with its own door sits at the side.
Because the house sits on a corner, the front garden is unusually wide. At the side, a block-paved driveway gives off-road parking and leads to a single garage, which is currently used for storage.
The Location Sutton Farm is on the south-east side of Shrewsbury, and a lot of everyday life here happens on foot. Pick up the Sunday joint at Bradley's Butchers, grab a Friday night chippy from The Shire Fryer, and walk home from Sunday lunch at The White Horse. There's a newsagent close by, and a path along the Rea Brook takes you to the Sainsbury's Local. For the big weekly shop, Aldi, Lidl and Meole Brace Retail Park are a short drive.
Right behind the estate is the Rea Brook Valley Local Nature Reserve. The Rea Brook is a small river that winds through about 5km of green corridor, with footpaths and cycle tracks towards Abbey Foregate and Meole Brace. It feels a world away from town, yet you're still in it. Mereside Park is close by too, with a children's play area, pump track, lake and football pitch. On match days you can walk to Shrewsbury Town at Croud Meadow. Cross English Bridge and you'll be in the town centre or at the mainline railway station in 20 minutes on foot.
Prestfelde prep school is within walking distance. For secondary, Shrewsbury's schools share one catchment, so Belvidere and Meole Brace School, rated Good by Ofsted, are both options. Arriva's 17 bus runs between Sutton Farm and Shrewsbury bus station, and Shropshire Council's on-demand bus covers Tudor Road. By car, London Road takes you straight onto the A5 bypass, with the A49, M54, Telford and the West Midlands beyond.
