About this home

TO BOOK YOUR VIEWING, WHEN CALLING QUOTE REFERENCE: RY0585 Owner's comments "We chose 7 Sandringham Gardens when it was built nearly 10 years ago, because it is set back from the main road to the estate, with the bonus of designated car parking spaces to the front of the house. It is not overlooked by other properties and due to the trees at the back of the garden, feels very private all year round. The playpark to the side of the house is perfect for young children, and as they grow, the grass area is good for playing ball games or even just throwing a frisbee! It’s such an excellent location for all amenities: schools, shops and Barnstaple Town Centre, all within 10-25 minute walk.   On top of all of this, the house itself is a lovely home, with the kitchen/diner a great size to host family and friends. It’s economical to run, with underfloor heating (a treat to come down to each morning in the winter) and solar panels on the roof to heat the water.  To buy 7 Sandringham Gardens as our first home, design the kitchen and bathrooms, then watch it gradually be built was a fabulous experience! And so, we now hope this sale will give a new owner the opportunity to enjoy everything the house has to offer!" Accommodation Stepping into the front of the home, the welcoming feel to no.7 is immediately clear, with a clean and pleasant atmosphere that reflects the whole house. A sitting room to the right acts as an ideal cosy living area with natural brightness coming from the southerly facing aspect at the front of the property. The downstairs cloakroom is a useful addition to any modern home, housing a WC and wash hand basin; stairs lead to the first floor on the left from the hallway and the kitchen/dining room is straight ahead. This sociable 'hub of the home' is a pleasant and private space with ample room for a dining table and chairs, an excellent storage cupboard under the stairs and double doors presenting the rear garden. The kitchen itself is well-equipped with worksurface areas aplenty, wall and base storage cupboards and drawers and a range of fitted appliances. These include a dishwasher, fridge/freezer, induction hob with extractor canopy over and a rarely used 'like new' electric eye level oven. Space and plumbing is also provided for both a washing machine and tumble dryer. Underfloor heating runs through the hallway, sitting room and kitchen/dining area, adding to the modern and economical specification of the home. Upstairs are three bedrooms all accessed from the landing, illuminated by a window to the side aspect of the home and opening up the landing space. Bedroom one is positioned at the rear, enjoying the aforementioned woodland outlook, and a comprehensive double room boasting fitted wardrobes. Another double is to the front, while there is also a single room housing an airing cupboard to round off the bedrooms. The family bathroom completes the internal accommodation, comprising a white suite with chrome fitments which includes a WC, wash hand basin and a panelled bath with shower over. There is a partially tiled surround and an LED mirror also along with a heated towel rail.  Outside & parking To the front and directly outside the property are two numbered allocated parking spaces designated to the property. In addition, there is ample on-street parking available within Sandringham Gardens for further guests. The front is slightly hidden behind a little foliage, providing decoration to the courtyard parking area and a more private outlook from the sitting room window. As you look at the house to the front, at the right hand side there is a children's play park and open green space which is perfect for kicking a ball around and entertaining the little ones. Access to the rear garden can be found via a gate at the side of the home, leading onto a patio section that adjoins the back of the property. The garden is laid with a collection of low maintenance surfaces including an area of shingle and artificial lawn. Space is provided for a large wooden shed and the garden is bordered with fencing at each side, in addition to trees at the back which provide a shaded, wooded and private outlook.  Location Sandringham Gardens on the edge of Sticklepath is an established and convenient location, particularly among families with its' links to popular schools, various safe play areas, frequent public transport, all making for a popular and desirable district, positioned to the south west of Barnstaple. Useful amenities and popular eateries and activity centres are also in nearby walking distance, along with a bus stop within a short distance of the property, with a regular service (every 15 minutes) to the train station, Barnstaple town centre and in the opposite direction, to Bideford via Fremington and Instow.
