Millbrook Village If you yearn for traditional village life, and values ¬– but with plenty of opportunity to explore and embrace your own individuality – Millbrook Village can offer you this, and much more besides. Although you’ll feel like you’re tucked away in your own little secluded corner of England, you are, in fact, just minutes away from the vibrant, historic, city of Exeter. Love the coast? You can be breathing in the sea air in no time – take a walk on the beach and revel in the life you’ve always wanted.

Location Millbrook Village is a place where the opportunity to discover something new is never far away. A sight, a sound, a taste – there’s no better location to bring your senses to life than the glorious West Country. The jewel in its crown, Exeter will give you plenty to feel inspired about. From the fourteenth century cathedral, to the world-class Royal Albert Memorial Museum & Art Gallery – Exeter is a city where rich history meets contemporary cool. Stroll through the fashionable Quayside, the ideal place to browse antique shops, take in some artisan crafts or enjoy a relaxing meal. Beyond its historic streets and fashionable Quayside, lies a beautiful coastline with miles of idyllic sandy beaches and famous holiday towns. The health benefits, both physical and mental, of living by the sea are well-documented. If you’ve ever dreamed of living the coastal life, we can make it a reality.

Wellbeing For added peace of mind, all apartments are fitted with a 24/7 call system and there is staff presence on site 24 hours a day. Should additional support be something you need, either now or in the future, we can signpost you to local CQC registered domiciliary care providers.

Wellbeing Navigator The ‘Wellbeing Navigator’ role is a key role in the management structure of the village. The Navigator role is very resident focused and is the primary point of contact to assist in day-to-day issues around wellbeing. This could be as simple as help with filling a form or arranging a repair, to offering support in social activities or events. This is a connecting role helping those who wish to make the most of village life. If in time your needs change and greater levels of care and support are required, then the navigator can help put the right arrangements in place in accordance with your needs and wishes. Services are available to all residents and are charged separately.

Domestic Help This can include regular house cleaning, laundry, spring cleaning, and shopping. In fact, as everyone is different we aim to offer as flexible and varied a menu as possible.

Personal Care In time, someone’s needs may go beyond simple domestic support. Personal care in the form of assistance, for example, with bathing, dressing, medication, and nutrition, may be required. Residents are, of course, entirely free to purchase personal care services from the provider of their choice. However, each village has an identified ‘preferred provider’. ‘The ‘preferred provider’ is always a Care Quality Commission (CQC) registered provider, and the Village Wellbeing Navigator will work closely with them to enable a quality and responsive service. Our aim is to enable residents to maximise their wellbeing, despite the challenges that can come with age. Indeed, evidence is mounting that living in a village environment like ours can significantly reduce the risk of needing to move to a care home. However, if this happens, we’d work with you and your family to find an appropriate solution.

Facilities The relaxation pool Why have a little ‘you time’ when you can have a lot? Offering a haven of tranquillity, your relaxation pool has been created to encourage indulgence and relaxation whilst also supporting your health and wellbeing. Imagine starting each day with a dip in the pool.

Restaurant Great food, great company, and a great deal to enjoy every time you visit us. Let us share our passion for the finest and the freshest that our chef has to offer. We’re all about food provenance, and we think you’ll really taste the difference.

Gym and studio The suite features a collection of gym equipment – all specially selected for its accessibility and ease of use. This fitness space offers the flexibility for individual exercise, personal training sessions, and low-impact group fitness classes.

Library Our library sits at the heart of the village but feels a world apart. Offering a peaceful space for reading, writing, online learning, and anything else you might imagine – it’s a place where you can let your imagination really take you places.

Cinema Like a big screen and a really special atmosphere? Our private cinema shows a wide range of current and classic films alongside screenings of opera and ballet performances, sporting events, and much more.

Concierge / Chauffeur For local shopping trips and/or scheduled trips, our chauffeured transport service can be reserved by individuals, couples, or in small groups if preferred. Let us treat you like a VIP. After all, you are… you’re one of our residents.

Service Charge All residents pay a contribution to the running costs of the communal village facilities, support services and maintenance of the communal buildings and grounds; this is known as the ‘service charge’. The service charge is divided into a number of components. These cover the costs of items as detailed below. The service charge account is raised in advance and is split equally between all properties. You will only be responsible for your proportion of the service charge for your property, and we will be responsible for the service charge on any unsold or unlet properties. For the avoidance of doubt, you are still responsible for the service charge even if your property becomes vacant and is in the process of being sold. Under these circumstances, the landlord, Senior Living (Exeter) Ltd may be willing to accrue service charges until the property is sold. A copy of a typical service charge account can be obtained from the village adviser. From 1 January 2026, the annual service charge will be: £10,066 per year for single occupancy (£838.83 per month) £10,663 per year for double occupancy ( £888.58 per month)

Ground rent If the resale property was purchased before April 1st 2023 the ground rent ranges from £374 - £390 per annum and increases every 5 years from the initial ground payment date, in line with RPI. Our sales teams will be able to provide you with that information and a complete calculation on what that means in terms of monthly expenditure. If the resale property was purchased after April 1st 2023, there is a nominal ‘peppercorn’ rent (if demanded). In effect, no ground rent is payable.

Utilities Electricity is charged direct from your provider of choice. Heating and hot water charged billed monthly to each property by the management company.

Event Fee The event fee is calculated by reference to a percentage of the sale price. The percentages at Millbrook Village Village are 5% during the first 3 years of the term, 10% thereafter. To gain more of an insight into what this looks like, we have provided some worked examples to show you in more detail, please see the Worked Example Sheet. Bespoke illustrations can be provided for customers for any specific property, sale value and percentage change in value.
