Austin Heath

Austin Heath is a place where you can enjoy contemporary living at the heart of ‘Shakespeare’s England’. Just a short distance from Warwick’s famous castle, Austin Heath offers a haven of tranquillity with 118 exclusive homes plus 49 sumptuous village centre apartments, panoramas and penthouses, not to mention some exceptional facilities. So, whether you’re enjoying a family meal in the brasserie restaurant, or just putting your feet up in the garden, we bring friends and families together in an area that Lonely Planet called ‘one of the best places to visit in Europe’.

Location When you’re living equidistant between medieval Warwick and the beautiful Victorian town that is Royal Leamington Spa, you get to enjoy both choice and convenience in this beautiful spot of England. Stretch your legs whilst taking in the abundant historical and architectural sights, or stretch your wallet with ample shopping on all scales. Experience the buzz of vibrant nightlife, or get out and about and enjoy some real family fun at one of the many annual festivals that pass through the locale – food, beer, crafting… you name it, there’s a festival that celebrates it. And if you value community, you’ve come to the right place. Austin Heath is at the heart of its own micro-community. Warwick Gates is a high-quality family housing with a thriving community, being the perfect place to live a rich, fulfilling life surrounded by like-minded people. You’re in the perfect place to make new friends.

Wellbeing For added peace of mind, all apartments are fitted with a 24/7 call system and there is staff presence on site 24 hours a day. Should additional support be something you need, either now or in the future, we can signpost you to local CQC registered domiciliary care providers.

History We’re proud of the region’s rich history, so much so that our name is born directly from its diverse landscape and industrious heritage. Austin comes from a great British institution, the Healey Motor Company, famed for their Austin-Healey car that was manufactured in Warwick. Heath is a reference to Heathcote, the Village’s precise location, and is also a nod to the open and wild moorland that gave birth to the region. Today, you won’t have to look far to get a glimpse of the best nature has to offer. Nor will you have to search for the warm affection locals still feel for what was, in motoring terms, an industrial revelation.

Offering a haven of tranquillity, your wellness spa has been created to encourage indulgence and relaxation whilst also supporting your health and wellbeing. Imagine starting each day with a dip in the pool.

2026 Financial Information Tenure:Leasehold

Service Charge All residents pay a contribution to the running costs of the communal village facilities, support services and maintenance of the communal buildings and grounds; this is known as the ‘service charge’. The service charge is divided into a number of components. The service charge budget is raised in advance and is split equally between all properties. You will only be responsible for your proportion of the service charge for your property, and we will be responsible for the service charge on any unsold or unlet properties. From 1 January 2026, the annual service charge will be: £8,971 per year for single occupancy (£747.58 per month) £8,971per year for double occupancy £747.58 per month)

Ground rent If the resale property was purchased before April 1st 2023 the ground rent is £603.76 per annum and increases every 5 years from the initial ground rent payment date in line with RPI. Our sales teams will be able to provide you with that information and a complete calculation on what that means in terms of monthly expenditure. If the resale property was purchased after April 1st 2023, there is a nominal ‘peppercorn’ rent (if demanded). In effect, no ground rent is payable.

Utilities A monthly bill will be generated based on electricity and hot water meter readings from within each apartment. Water is billed directly by the local water authority.

Event Fee The event fee is calculated by reference to a percentage of the sale price. The percentage payable is 4% of the selling price in the first year of your ownership, 6% in year 2, 8% in year 3, 10% in year 4 and thereafter. To gain more of an insight into what this looks like, we have provided some worked examples to show you in more detail; please see the Austin Heath Event Fee Insert. Bespoke illustrations can be provided for customers for any specific property, sale value and percentage change in value.
